Mariner Sands Golden Bear Realty Update

While the 2017 season has been a busy and active time both in resident and guest activity on and off the golf course, Real Estates sales started a bit slow.  January and February traffic was down from the prior year but by March things started to pick up with traffic and sales as strong as last year and projected even stronger for April and May as the 2017 season finishes. We are on target to close the fiscal year on track with 2016. Home sales have been strongest in two categories: those over $450,000 and those under $250,000.  With a major push to target outside Realtors from South Florida and their luxury golf community clients going into season, close to 20% of sales were from outside Realtors. In addition, the Stay and Play program was a major ingredient in several sales with interested clients coming in to enjoy the 3-day package and purchased due to truly falling in love with Mariner Sands and all it has to offer.

Those considering a move here but looking to try out the community first have two very good options.  The Stay & Play experience provides a three day/two night opportunity with lodging in the community, rounds of golf and even drinks and meals at the club. We also have occasional rental homes available for longer term stays.  That Rental market have been strong this year in Mariner Sands with the renters staying longer and thus finding more interest in purchasing in Mariner Sands.  Projections are that over six renters will purchase during the 2017 season.  

What's Selling?

Renovated residences with upgraded kitchens, bathrooms and floors continue to be the most popular in Mariner Sands. Most buyers have been coming in and able to find what they are looking for from the available inventory, which has also included a few newly constructed homes over the past year.  It is still a strong buyer’s market with the price being dictated by renovated, value priced homes with pools. Most desired home attributes we have been seeing from visitors in Mariner Sands:
1. Renovated kitchen, bathrooms and tile /wood flooring
2. Spacious concrete block construction floor plans
3. Amenity or preserve rear views
4. Swimming pools (several of the beautiful pool homes here were featured on the Mariner Sands Facebook Page this spring.)
Our inventory of available homes has been consistent with many very nice homes across the price range that meet these criteria.
