As we wind down the 2016-17 Mariner Sands Fiscal Year this month real estate sales at the master planned community have been strong.  It's also been a great year of operation for our Golden Bear Realty partnership with the Mariner Sands HOA.

Sales at Mariner Sands, similar to all built-out communities, are dependent on listings of existing properties.  Inventory has been consistent through the year and sales of available properties have been solid.  We are projecting 53 total property sales this year.  I am pleased to report our team has been directly responsible for 50% of the sales and an even higher percentage of overall buyer activity with so many potential buyers visiting our on-sight sales office. 

Average sales price for the year is projected to be $392,500.  The value in the community, compared to similar country clubs in the region, is exceptional.  It's definitely still a great time to buy a home here!  Check out the current available properties on the website.

Grill Room Changes

         Changes are coming to the Mariner Sands Grill Room.  Although plans for these changes are preliminary, the concept is to create a more “pub like” atmosphere with appropriate menu items served in an informal setting.  The changes should offer a different casual dining option for members when compared with the new pool area casual dining restaurant.  A new granite bar top is planned to allow for a more comfortable experience when dining at the bar. The décor and wall changes which are still under discussion will help update and change the current Grill Room. There are also plans to install custom doors in the existing pillars, when closed they will separate the main bar lounge area from the “New Pub Room”. The table tops and seating will be refreshed, lighting addressed and an additional HD TV will be installed.

     The Mariner Sands Country Club is introducing a new golf learning center which will be located in the area of the current practice facilities.  The center will contain the latest in golf teaching technology.  Mariner Sands golf instructors will be able to capture, measure, and track a student's golf swing, ball metrics, and ball flight using the newest technology in ball flight and swing radar video systems.  This will provide a detailed diagnosis and analysis of the golf swing giving our members the highest quality instructional facilities in Florida.  Because of the learning centers location, Mariner Sands teaching professionals will be able to conduct private golf lessons and clinics without interfering with golf members warming up for an upcoming round.


Golf Featured Hole - Gold Course 10

The Gold Course at Mariner Sands was designed by famed golfer and premier course architect Tom Fazio.  It's a visually stunning course that is as enjoyable to view as it is to play.

Featured here is the 10th hole, a 365 yard par 4.  Lined by old growth Florida pines, the gently undulating fairway leads up to a meticulously manicured green with the approach protected by large sand traps. Drive the ball straight down the fairway, avoid the sand traps, and sink it by the fourth stroke. You'll be well on your way to par for the course.  Or, at least the back nine.

We are featuring several holes of the two championship golf courses at Mariner Sands Country Club in this Latest News series.  First up is the gorgeous number 8 on the Green Course designed by Frank Duane, a partner of Arnold Palmer in golf course design and associate of Robert Trent Jones.

Pictured here looking back on the peninsula green, this spectacular hole is as daunting as it is beautiful.  It has a men's handicap of 9 but visually it's clearly a "10."  The hazards are self evident and the slight undulating green adds to the challenge for those that navigate the water on their approach shot.

Learn to make Chef's Flat Iron Steak Fajitas

Chef's Secret Recipe: Flat Iron Steak Fajitas

In honor of Cinco De Mayo, Chef John is sharing his secret recipe for Fajitas. Like most all of the fare offered at our club it has its own unique twist on the traditional recipes one might find online.  Give it a try at home if your not a member. Better yet, book a Stay & Play here and enjoy it like a member at the clubhouse.
A Flat Iron steak dish that always goes over well when entertaining,– margaritas not included.  If you have time, allow the steaks to marinate overnight in the fridge.  Pull them out about 30 minutes before cooking to bring them up to room temperature so that they cook quickly and evenly.

(Prep 40 minutes.  Cook 30 minutes.  Serves 4)


1/4 Cup Canola Oil
2 Limes, Juiced
4 Cloves Garlic, finely minced
2 lbs Flat Iron Steak
Kosher Salt
Fresh Cracked Pepper
1 Tablespoon Chili Powder
1 Teaspoon Cumin Powder


1/4 Cup Canola Oil
1 Large Red Onion, sliced into thin strips
1 Large Green Bell Pepper, sliced into thin strips
1 Large Yellow Bell Pepper, sliced into thin strips
Kosher Salt
Fresh Cracked Pepper
8 – 10 Large Flour Tortillas


Pico de Gallo/Salsa
Sour Cream

First:  At least 30 minutes prior to grilling, whisk together the first three ingredients into a mixing bowl, set aside.  Next, season the steaks liberally on both sides with the remaining ingredients.  Add the seasoned steaks into a large plastic bag and cover with the wet marinade.  Marinate for at least 30 minutes at room temperature, or overnight in the refrigerator.

Next:  Prepare grill.  Preheat half of the grill to high heat, with the other half on low heat  Place a small cast iron skillet over direct heat; add 1/4 cup canola oil.  Add onions and peppers to the skillet and season with kosher salt and fresh cracked pepper.  Sauté until the ingredients are slightly charred and just tender, 3 – 4 minutes.  Move skillet to indirect heat and sauté until tender and caramelized, about 20 minutes.  As onions and peppers are finishing, remove steaks from bag, shaking off excess marinade.  Grill steaks over direct heat for 2 minutes.  Flip steaks and grill for another 1 – 2 minutes for medium/medium rare depending on the size and thickness.  Remove steaks from grill, tent with foil, and rest for 3 – 4 minutes.

Last:  Grill tortillas over direct heat until warmed and slightly charred, about 30 seconds to 1 minute, keep warm.  Thinly slice skirt steak across the grain and place a generous portion onto a warmed tortilla.  Top the steak with onions and peppers.  Finally, finish with any of the desired toppings and serve immediately.

On February 27th the members at Mariner Sands came together once again for a weeklong extravaganza of events with proceeds directly benefiting several needy charitable organizations in Martin County.  Every year, the power of neighbors working and playing together, creates an average of $350,000 in support for local charities that feed, clothe, shelter and protect the less fortunate.

On behalf of Mariner Sands Charity Week, the HOA will once again award grants of approximately $345,000 directly to charitable organizations in Martin County.  According to Jeff Black, 2017 Charity Week President, the legend lives on thanks to the dedication of Mariner Sands volunteers and members who continue to make Charity Week one of the most successful private club fund raisers in the region.

“Over the last six years, since we started calling ourselves Mariner Sands Charity Week, we have granted $2 million to local charities,” said Black.  “One little community - with just 770 doors - rally a 75% involvement rate and have now been accountable for raising $2 million! That is what great Americans do, they take care of their own! That is a compelling story. Hence we describe ourselves as ‘good people, helping other really good people, do great things’.”

Black added that the 2017 Week was dedicated to members Marilyn Crape Ridinger and Gene Burnette. He also recognized the efforts of his partners on the board including Bob Kung, Barb Wahle, Glen Swire, Michele Ames, Ken Slowik and Kirk Gillies.

Charity Week was also supported by business partners in 2017 that included Martin Country Funeral Home, Seacoast Bank, Wallace Volvo, Center State Bank, Hoftac Company , Golden Bear Realty, Bank of America, Keefe, Bruyette, & Woods, Cook Electric Inc., Travis Pest management, Patrick Exterminating and Tal Willis Design and Illustration.

Charity Week 2017 grants will be awarded to Children’s Home Society, House of Hope, Hibiscus Children’s Center, The Holy Cross Service Center, Hope Rural School, Safe Space, Samaritan Center and Veteran’s Council.

While the 2017 season has been a busy and active time both in resident and guest activity on and off the golf course, Real Estates sales started a bit slow.  January and February traffic was down from the prior year but by March things started to pick up with traffic and sales as strong as last year and projected even stronger for April and May as the 2017 season finishes. We are on target to close the fiscal year on track with 2016. Home sales have been strongest in two categories: those over $450,000 and those under $250,000.  With a major push to target outside Realtors from South Florida and their luxury golf community clients going into season, close to 20% of sales were from outside Realtors. In addition, the Stay and Play program was a major ingredient in several sales with interested clients coming in to enjoy the 3-day package and purchased due to truly falling in love with Mariner Sands and all it has to offer.

Those considering a move here but looking to try out the community first have two very good options.  The Stay & Play experience provides a three day/two night opportunity with lodging in the community, rounds of golf and even drinks and meals at the club. We also have occasional rental homes available for longer term stays.  That Rental market have been strong this year in Mariner Sands with the renters staying longer and thus finding more interest in purchasing in Mariner Sands.  Projections are that over six renters will purchase during the 2017 season.  

What's Selling?

Renovated residences with upgraded kitchens, bathrooms and floors continue to be the most popular in Mariner Sands. Most buyers have been coming in and able to find what they are looking for from the available inventory, which has also included a few newly constructed homes over the past year.  It is still a strong buyer’s market with the price being dictated by renovated, value priced homes with pools. Most desired home attributes we have been seeing from visitors in Mariner Sands:
1. Renovated kitchen, bathrooms and tile /wood flooring
2. Spacious concrete block construction floor plans
3. Amenity or preserve rear views
4. Swimming pools (several of the beautiful pool homes here were featured on the Mariner Sands Facebook Page this spring.)
Our inventory of available homes has been consistent with many very nice homes across the price range that meet these criteria.
